The Studio formerly an artists studio, is very large and spacious with access from the rear of the property overlooking the garden and the unspoiled Lymington River and meadows. The Studio has its own private garden area with garden furniture, Gas BBQ and access to the main garden which you are also welcome to use. The accommodation is situated over the garages where you can park to unload and then park your car in the family car parking area.

We can cater for up to 6 people but no pets or smoking please. There are two large and spacious bedrooms with an open plan dining room, lounge area. This leads on to the kitchen, fully equipped with a full size electric oven, microwave, toaster, refrigerator with ice box, Iron and Ironing board and the usual kitchen utensils. A washing machine in the utility room is shared with owners. The lounge area has a 'Clearview' wood burner for the cooler nights. Freeview TV, DVD player, stereo, also games and DVD's for all ages. Highchair also available if required. All bed-linen, towels, tea towels, electricity etc. is supplied.

The master bedroom has a king size bed and overlooks the unspoilt Lymington River and meadows. It is very large and airy with a sofa bed, as well if required for a child, a cot can also be supplied (but please bring your own baby linen). The twin bedded room has two 3 foot beds and plenty of storage space as has the master bedroom. The bathroom is close by with a bath with shower over. Separate WC.	Master Bedroom
Overlook the garden and meadows	The Studio is in easy walking distance to two local pubs and a twenty minute approximate walk along the River bank will take you into the Georgian town of Lymington, with its Quay, marinas and yacht haven. Lymington High Street has plenty of shops to browse with a few of the chain stores as well for all your shopping needs. With the New Forest on our doorstep where ponies wander freely through the village streets and 6 miles away beaches for safe swimming. There are also numerous attractions to visit for the young and not so young all in easy reach.
We let from Saturday to Saturday short breaks available all year subject to availability Tariff from £280.00 to £550.00 No Smoking Please Bed and Breakfast is available in Spout House Studio on a DIY basis from a full cooked breakfast to a continental, all supplied as arranged on booking and you prepare it yourself.
